Brambleton, a master planned community in Ashburn, Virginia, was designed to provide its residents with the perfect work/life balance by giving them walkable access to the surrounding area. The community, which includes modern, single-family homes as well as spacious townhomes, provides convenient access to the entire Washington Metro area. Situated at the heart of the development is Brambleton Town Center, a walkable center with more than 45 restaurants and retailers, some of the region's top schools, two parks, a state-of-the-art public library and 15 miles of trail systems.
"One of the conditions of approval for developing this master planned community was the construction of Loudoun County Parkway, a four lane divided highway from the intersection of Creighton Road to Arcola Road," stated Kim Adams, Director of Marketing for the Brambleton Community. "During construction of the parkway, a bridge was needed to provide both pedestrian and vehicular access across the Broad Run stream."
After looking into different options, including a conventional bridge, a triple-cell 65' x 13’-6.5" CON/SPAN® O-Series® Bridge System, 128' in length, was selected as the best solution. The precast system's ability to be installed quickly and efficiently was imperative since the major connecting roads were nearing completion. In addition, the precast system provided cost savings over a conventional bridge and a more efficient foundation design.
It was challenging to produce such a vast number of precast elements within such a short time period, but Contech Engineered Solutions solved the problem by utilizing a brand new plant in Maryland. Since this project was the first one cast at the new location, it received top priority during production. Once the units were produced, however, another challenge occurred while trying to schedule the installation of so many units at the site. To solve this issue, WG Construction, the project's contractor, executed a massive dewatering strategy thereby removing water from one specific channel, and rerouting the flow to the other two channels. Utilizing a double drum crane, the precast units were installed as quickly and efficiently as possible. Lastly, once the units were installed, it was imperative that critical utility and fiber optic lines be avoided during the backfill process.
With the roadway completed within the project timeline, this project was a resounding success for all parties involved. Officials from Loudoun County and Virginia Department of Transportation were present during the installation and were pleased with the quality and speed of installation.
"The Brambleton developers were extremely pleased with the cost and time effective solution," concluded Adams.
