Allure on Parkway is a premier apartment community in Lake Mary, Florida. The community is comprised of 290 one- and two-bedroom units in two, four-story buildings on a 11.71-acre site. Allure on the Parkway offers its residents many luxury amenities including a club-house, pool, fitness center and yoga studio, dog park, walking trails and more.

Due to the density of the site, underground detention was the best option for managing stormwater.  The existing water table limited the excavation depth at the site, so engineers from Kimley-Horn Orlando specified an underground stormwater detention system made from 32” diameter perforated corrugated metal pipe (CMP). The small diameter CMP maximized the available vertical storage, required zero stone bedding, and required only 12" of cover.

Open graded stone was used around the pipe up to 2" above the pipe and then the system was wrapped in non-woven geotextile.  Well graded granular road base was used above the stone and compacted.  The contractor was able to utilize compaction equipment ranging from 10K – 15K lbs (depending on approved section thickness) to easily get the compaction they needed of the dense graded base up to minimum cover. In addition, at the recommended minimum cover, the contractor used spreader equipment such as a Komatsu D51 Dozer to spread their base over the system with ease.

This installation is yet another example of Contech’s variable diameter design strategy. This strategy allows engineers to select from 120 different pipe sizes that maximizes vertical storage space, while the zero stone bedding and reduced minimum cover results in significant cost savings.
